check your inventory

At the beginning of your tenancy, you should receive an inventory. This records the condition of the property. Make sure to check everything works properly, as this could determine whether you get your full deposit back when you leave the accommodation. If something is not quite up to standard, you shouldn’t be charged for its condition, and it might be worth taking photos of the property on moving day just in case!

carry out safety checks

Landlords are legally required to have a Gas Safety Certificate (also known as a CP12) for all the gas appliances within a property, and this should be reviewed every 12 months. Make sure to ask your landlord to see the certificate when you move in, so you know the property has been checked properly.

You should also check the smoke and carbon monoxide detectors within your property and request new ones from your landlord immediately if they’re not working.
